BECOME A REAL ESTATE BROKER IN CALIFORNIA

To obtain a real estate broker license, you must first qualify for and pass a written examination. Those who pass the examination are provided a license application which must be submitted to and approved by the DRE. To obtain the most current general and educational requirements to become a licensed real estate broker in accordance with the Department of Real Estate, check back with the department at their web address https://www.dre.ca.gov.

General Requirements: The general requirements are that you must be at least 18 years old, have a Social Security number or an individual taxpayer identification number (ITIN), have proof that you completed at least eight college-level courses in specific subject matter (except for members of the California State Bar) and that you have two years of full-time licensed salesperson experience within the last five years or two years of full-time equivalent non-licensed experience. Another option is if you have a degree from a four-year university with a major or minor in real estate.

Broker Course Requirements: The course requirements are completion of eight courses in real estate. The eight courses must include courses in Real Estate Practice, Real Estate Finance, Legal Aspects of Real Estate, Real Estate Appraisal, and either Real Estate Economics or Accounting, plus three courses from the following list of electives: Real Estate Principles, Real Estate Office Administration, Business Law, Real Estate Escrows , Mortgage Loan Brokering and Lending, Common Interest Developments, Computer Applications in Real Estate, Property Management, Advanced Real Estate Finance, Advanced Legal Aspects of Real Estate, or Advanced Real Estate Appraisal.

Course Offerings: For Sales Agents we offer Real Estate Principles, Real Estate Practice and Real Estate Appraisal. Each of these courses provide 45 hours of class instruction. For Brokers we offer Real Estate Practice, Real Estate Finance, Legal Aspects of Real Estate, Real Estate Appraisal, and Real Estate Economics, plus from the electives, Real Estate Principles, Real Estate Escrows, Mortgage Loan Brokering and Lending, plus Property Management. Each of these courses provide 45 hours of class instruction.

Broker Courses Kit: Contains six real estate courses for the student interested in becoming a real estate broker: Property Management, Real Estate Finances, Mortgage Loan Brokering and Lending, Legal Aspects of Real Estate, Real Estate Economics, and Real Estate Escrows. Course Name: Property Management


Brief Course Description: The Property Management course provides 45 hours of class instruction. The topics covered include records and controls, promotion and advertising, and tenant and owner relations in connection with property management. The student will also review the three basic real estate appraisal techniques to valuing income-producing properties: comparison (market data) approach, cost (replacement) approach and capitalization (income) approach. This course will give the student a better understanding of the residential, commercial, office and industrial property management. The course will also cover special management situations, liability and risk management, fair housing and leases, amongst others.

Brief Course Description: The Real Estate Finances course provides 45 hours of class instruction. The topics covered include appraisal, finance, salesperson and broker applications, NMLS licensing subject matter (including the NMLS “unique identifier number” required to become a mortgage loan originator), recent changes in the industry, including TILA/RESPA integrated disclosure rule (TRID), which combined four TILA/RESPA forms into just two forms, the “new final rule” whereby the creditor must deliver the closing disclosure to the consumer at least 3 business days prior to the date of consummation of a transaction, and the importance of mobile FINTECH (Financial Technology) in the real estate industry, from appraisal apps to applying for and getting pre-approved for them.

Course Name: Mortgage Loan Brokering and Lending


Brief Course Description: The Mortgage Loan Brokering and Lending course provides 45 hours of class instruction. The topics covered include an overview of what role mortgage brokers and mortgage bankers play in rendering the needs of consumers in our marketplace; enabling them to gain an in- depth perception of financial qualifications. The course starts by covering the first decade of the 21st century and the introduction of many innovative mortgage products that in turn began fueling an unprecedented real estate boom. The student will explore what the mortgage industry did in order to deal with the dilemma of prices soaring to even more unsustainable levels. They will also learn about the housing and economic recovery act (HERA) and its key component, the secure and fair enforcement for mortgage licensing act (SAFE ACT). Students will also learn what is a real estate brokerage and the importance of having a loan broker, acting as an intermediary between the consumer and the lender in a mortgage transaction.

Brief Course Description:  The Legal Aspects of Real Estate course provides 45 hours of class instruction. The topics covered include the latest real estate forms, advisories, and disclosures in use today, including statewide buyer and seller advisory forms, and what area brokers have expertise in and not as stated within disclosures, brokers liability to buyers and sellers, how brokers can limit some of their liability through these disclosures and why buyers and sellers should be consulting experts in areas in which a broker is not expected to have expertise. You will learn and gain a greater understanding of the exclusive rights and duties of all parties involved, the CAL-GREEN Act state building code mandating a reduction of energy used in all new residential construction and other green issues. Discover the homeowner’s association laws affecting the installation of hybrid/ electric car refueling stations and other available technology, ranging from the applications used in the filling out of contracts and real estate forms, to the smartphones, laptops, and tablets used to send and receive them.
